Eli Smith
ANALYST
Eli Smith is an Analyst, National Retail for Time Equities, Inc. (“TEI”). His role concentrates on asset management and acquisitions throughout the National Retail Portfolio. Prior to joining TEI in the Summer of 2023, Mr. Smith was a Real Estate Valuation Analyst with Altus Group where he did valuation consulting for two institutional real estate portfolios. He was responsible for 320+ commercial properties across all asset types.
Mr. Smith received a Bachelor of Business Administration with specializations in finance and Real estate from The Ohio State University where he graduated with summa cum laude honors.
Grant Scott
SENIOR PORTFOLIO MANAGER
Grant Scott is a Senior Portfolio Manager, National Retail for Time Equities, Inc. (“TEI”). He has experience in all aspects of real estate acquisition, operations, and asset management in many markets throughout the country. Prior to joining Time Equities, Grant, worked as a Senior Valuation Associate with CBRE, appraising in excess of $5.0 billion of real estate across all asset types.
Mr. Scott received a Bachelor of Science degree in Business Administration with a concentration in Finance from the University of Southern California where he graduated with Magna Cum Laude honors. He is a licensed salesperson and appraiser in Connecticut.
Jonathan Kim
Director, National Retail
Jonathan Kim is the Director of National Retail for Time Equities, Inc. (“TEI”). He has experience in all aspects of real estate acquisition and operations, asset management and leasing in many markets throughout the country. Since joining TEI in 2011, Mr. Kim has worked on acquisitions in excess of 4 million square feet.
Mr. Kim received a Bachelor of Science degree with a specialization in Financial Economics from Binghamton University. He is a licensed salesperson in New York and a member of the International Council of Shopping Centers.
Evan Kupferberg
SENIOR ASSOCIATE
Evan is responsible for overseeing all aspects of leasing activity for Time Equites’ national retail portfolio. In his role, he is a key resource for building new and maintaining existing relationships with national, regional, and local tenants. Evan is a licensed real estate salesperson with over 7 years of experience in both residential and commercial asset classes. Evan majored in real estate development and has a Bachelor of Arts degree from New York University. In addition to his academic success, Evan was a 4-year member and 2-year captain of the NYU basketball team and received recognition as the UAA Conference player of the year, All-American honors, and a two-time winner of the prestigious NYU Academic Student Athlete of the Year award.
Sally Morales
Executive Assistant
Sally Morales serves as Executive Assistant to Ami Ziff, Director of National Retail. Ms. Morales is responsible for supporting various operations of the National Retail Team, including overseeing communications between the TEI Retail Team, Managing Agents and Tenants portfolio-wide.
Ms. Morales has a Bachelors in Business Administration from Bernard M. Baruch College, and an Associates in Applied Science from Queensborough Community College. In her spare time, Ms. Morales enjoys practicing photography and hosting monthly photowalks in New York City.
Ami Ziff
MANAGING DIRECTOR, NATIONAL RETAIL
Ami Ziff serves as the Director of National Retail for Time Equities, Inc. (TEI). In his ninth year with TEI, Mr. Ziff is responsible for retail acquisitions, dispositions, asset management and leasing of a 9 MM square foot portfolio of 122 properties across 25 states.
Mr. Ziff received his Bachelor of Arts degree from The College of Charleston. He is a licensed real estate broker in New York and South Carolina and is an active member of ICSC, currently serving as a National Leadership Board Member & formerly serving as Eastern Division Chair for ICSC Next Generation. In 2012, Mr. Ziff was recognized as one of the New York Commercial Observer’s “30 Under 30” as well as the Commercial Observer’s “20 To Watch In 2012.” In 2015, Mr. Ziff was one of four candidates nominated for the New York Commercial Observer’s Rising Star Power Award.
Dennis DeBenedetto
Director, Commercial Construction
Dennis manages the commercial construction division at Time Equities Inc. Since his hire and for the past 8 years this division has successfully implemented over 100 retail projects for both tenant and capital improvements across the United States and Canada.
Dennis has 16 years of onsite construction experience delivering complex retail, office and industrial projects with the highest level of quality and standards. He has taken multiple diverse prototype designs of major national retailers from conception to completion throughout Time Equities Inc. Portfolio and his ability to communicate, plan and schedule critical paths for municipal approvals and construction timelines expedites retailers speed to market.
Dennis provides a collaborative project environment inviting solution oriented communication with retailers which in turn reduces deficiencies and maximizes success.
Francis Greenburger

He is an active board member in, and supporter of, various arts, education and community organizations. He spends his free moments in search of the perfect backhand or skiing (carefully) down the slopes.
