Oak Creek TJ Maxx, Petco sold in $16.8M portfolio deal
An Oak Creek shopping center with TJ Maxx and Petco were among three that sold for $16.8 million to New York City investor Time Equities.
The three properties were auctioned after their owner decided to sell them, said Joe Girardi, principal of Mid-America Real Estate Corp. who marketed them with Mid-America’s Dan Rosenfeld. The sale included the Oak Creek Centre, at 8581 S. Howell Ave., sold along with Park Plaza in Manitowoc, which is anchored by Hobby Lobby, and the Taylor Heights Shopping Center in Sheboygan, which has a Festival Foods.
“We were on the market for about 30 days before we had our bids due,” Girardi said. “We had multiple bids and Time Equities had the high bid.”
The three shopping centers have a combined square footage of almost 293,600 for tenants. Girardi said the centers are about 80 percent occupied. The Oak Creek Centre was attractive due to the increasing development in the community, he said. To the north, Meijer recently opened a store and other retail and housing is planned in the Drexel Town Square project.
Time Equities is a national real estate investor with a portfolio of more than 20 million square feet of buildings, according to the company’s website. That includes two Madison properties: an office building at 1701 Watts Road and the Stonebridge Condominiums at 2502 Independence Lane.
A private institutional investor sold the three shopping centers, according to Mid-America.
